The Product

Built for the people who use it most.

For the front desk

The desk runs itself.

Most concierge software means more typing. This is the opposite. One tap checks a vendor in, and the record, the insurance check, and the note to the manager all come from that tap.

Packages and visitors. Type the unit, hit enter, and the resident is notified with proxy pickups already on file.
Keys, items, and deposits. Every fob and cheque carries a custody chain, and anything still out shows up on the shift checklist.
Handover in one screen. Tonight's bookings, expected visitors, items out, and notes the next shift must acknowledge before they clear.
Incidents with evidence. Photos and dictation attach to the unit, and repeat complaints chain together on their own.

For property managers

Know what happened without driving there.

A feed of what actually happened at each building, and two-minute approvals for the decisions only you can make.

The approval queue. Plain-language cards arrive with the evidence gathered, so you tap yes or no and it files who decided and when.
Email becomes work. Forward a maintenance email and it lands as a categorized draft job with the unit guessed, ready to confirm in one tap.
One login, whole portfolio. Your authority is scoped per building, and a two-week delegation to a head concierge hands itself back.
Violations that escalate themselves. Log the infraction once with evidence, and repeat offences cross your threshold and draft the notice.

The first tool your crews will not fight.

First contact is a text link. No account, no download, no password. It opens with the arrival instructions for that exact building: which entrance, which elevator, where to park.

One tap in, one tap out. Geo-stamped hours mean the invoice matches the record, so time-on-site arguments mostly stop.
Reports that write themselves. Hold to talk, and a tech dictates in Spanish while the desk reads it in English.
Documents once, not per building. COI and WSIB are uploaded once, read by every building you serve, and renewed in one place.
The day view. Every job across every building on one screen, with site quirks attached to each stop.

For residents

See what is happening without calling the desk.

A portal that needs no training and, for most things, no login.

Bookings with live availability. Book the elevator, party room, or guest suite with no conflicts and confirmation by text.
Requests you can follow. Report a leak in two taps with a photo, then watch it move from received to approved to vendor booked to done.
Guests and deliveries. A pre-authorized guest gets a QR pass that logs the arrival at the desk, and parcel alerts land the moment the box does.
The gym check. See whether the gym is busy or quiet, live, before you head down.
Buildings that want their own branded resident app can have one. Same product underneath, your name on it. Full-service buildings only.

For boards and governance

Proof, minutes, and votes in the place the work happened.

Board work in Ontario runs on records; the Condo Act says so. Clerim already holds the record, so the governance layer sits on top of it instead of in a binder.

Board packets from facts. Visits, incidents, violations, and valet metrics roll up on their own, not from recollection the night before.
Meetings and votes. Agendas, minutes, and resolutions are captured in the meeting, with AGM e-voting and quorum computed live.
Status certificates without the scramble. Every fact a certificate needs is already structured, so it is an export, not a two-week hunt.
Emergency broadcast. One tap sends SMS and voice calls to every registered contact, with delivery receipts on the record.

For valet buildings select buildings

The valet stand, off the paper log.

Residents text for their car. The stand works a live queue. Every key, stall, and scratch is on the record.

Car requests by text. Each building gets its own number, with auto-replies for staged, ready, and picked up and a countdown when a resident is minutes away.
Intake with proof. Photos, fuel level, stall, and key custody are logged, so condition disputes get settled by the intake photos, not by memory.
Damage, both directions. Valet-caused damage notifies the company and builds the claim file, while pre-existing damage is logged on arrival so it never becomes a claim later.
Guest parking that runs itself. Plate, space, visiting unit, and time in are captured while the capacity counter stays live and overnight cars surface at handover.

Working where you need it,
no matter where you are.

Half the good people in this industry hold more than one job. A superintendent who runs a small cleaning company on the side. A property manager who lives in one of the buildings on their own portfolio. A concierge covering two towers for two different management firms.

That is one person and several working relationships. Everywhere else it is several accounts — a password each, an app each, and no way to be two of them on the same phone.

One login, separate workspaces

Sign in once. Each place you work is its own workspace, with its own screens, its own people and its own setup — and you move between them from the top bar.

Kept properly apart

Authority does not travel with you. While you are working your own company, the building you manage answers you like a stranger — enforced by the server, not hidden by the screen.

Set up once, per place

Connect a calendar or a messaging account in one workspace and it reaches nothing in another. You choose what it reads, where you connected it, and nowhere else.

Older building software cannot do this, and not by oversight: in that generation an account belongs to a property. A second relationship is a second account by construction, so the industry's most useful people — the ones who work in more than one place — are the ones it fits worst. We built the account around the person instead.
The assist layer

Paperwork does itself.
Approve the draft.

Everything is moved where it needs to go, approve the message before it's sent. Voice recordings are filed into reports, wherever they need to go. Verified by the person who made it.

Dictation to report

Spoken notes on-site become a structured report with photos, filed the same day.

Ask the record

Ask when the garage door was last serviced and get the answer with the events that back it up.

AI providers work under contracts that forbid training on your data and forbid keeping it after the work is done.
Fits your stack

Keep what works.

Run Clerim standalone, beside BuildingLink or Condo Control while you transition, or instead of them when you are ready. Residents, bookings, and parcels sync in; check-ins and reports write back.

And to be plain about one thing: Clerim is not accounting software. Your ledgers, dues, and reserve funds stay in Yardi or wherever they live today. We hand your books clean, verified data, which is what they were always missing.
Trust and security

Encrypted, isolated, and audited.

The security answer for your corporate IT is a document you can hand over, not an integration project. No Active Directory, no SSO rollout, nothing new for them to own.

Built for PIPEDA

Where your data goes and who touches it is disclosed plainly, and protection travels with it by contract. No surprises for your board's lawyer.

Encrypted at two depths

Everything at rest, and the most sensitive fields envelope-encrypted on top.

Isolation with a backstop

Application scoping plus row-level security in the database itself, so a defective query still cannot cross buildings.

Passwordless by design

Scoped, expiring, revocable links. At a shared desk, staff switch by QR scan in about two seconds, so the log knows who did the thing.

Independently audited

Token scope, tenant isolation, and the device login flow, checked by an outside firm before any non-pilot data lands.

The record is yours

Export everything and walk away anytime. Deletion is honoured on the permanent log through permanent, verifiable data destruction.

Published pricing

You can read the price before you call.

Per unit, per month, published right here. Priced on how your building actually runs, desk coverage and size, not a demo call and a quote. Pilot buildings get 50% off. Vendors never pay.
